Our Build Process

1. Sorting Your Finance

If finance is not yet sorted, it’s essential to obtain pre-approval before starting. We strongly recommend using a finance broker for better options and successful applications. Once preapproved, you’ll know your spending capacity but keep cash reserves for unexpected needs. Let us know if you need a good Finance Broker and we can put you in touch with one in your area.

2. Initial Consultation

We begin by discussing your vision, design preferences, site conditions, and budget to ensure your project is feasible. We will discuss all your wants and needs and prepare a detailed design brief.

3. Engagement Phase

Once you’re ready to proceed, we formalise the process with signed agreements and payment of an engagement fee. This secures your spot, allows us to act on your behalf and initiates the design and planning phase. The engagement fee you give us is used to pay for immediate out of pocket expenses for your home. This payment becomes part of the build price of your home.

4. Design Phase

Our design team crafts a custom home plan tailored to your requirements, balancing innovation and practicality with budget. You can change the concept around until you absolutely love your new custom design.

5. Pre-Construction Services

We manage all pre-construction tasks, including building permits and site preparation, ensuring everything is ready to build. We will arrange demolition (if necessary) on your behalf. We ensure this is a separate contract so you are not paying unnecessary builder’s margins. You pay the demolition contractor directly.

6. Builder Selection

We connect you with the right builder in your area from our network, ensuring they match your project needs and budget. Our database of builders covers from Coolangatta to Gympie.

7. Fixed Price Contract

A fixed-price contract is secured, locking in costs, timelines, and scope to avoid surprises during construction. Our builders provide $1,000 per week liquidated damages for late handover of your home. (No other builder provides this…)

8. Construction Phase

We oversee the build, ensuring quality workmanship and keeping you updated on progress throughout.

9. Project Management

Our team manages all aspects of the build, coordinating with your chosen builder to keep the project on track. We oversee contract administration with things such as “EOT’s (Extension of Time) or contract variations.

10. Completion and Handover

After final inspections, your custom home is handed over with all warranties and necessary documentation in place. Lots of smiles, please tell your friends.
